Terms & Conditions

These are the terms behind every BFYB job, written to be read rather than skipped. If anything here is unclear, call us on 02 5765 0065 before you book — that is a much better conversation than the one that happens afterwards.

1. Bookings & payment

Our pricing is fixed and shown up front — the figure you see at the end of the booking flow is the figure on the invoice.

Pest control booked online is paid for when you book, and that includes routine termite inspections. Your time is held while you pay, and the booking is confirmed once payment is received. If the payment is not completed, the time is released and nothing is charged.

Carpet and upholstery cleaning booked online is paid for on the day, once the work is done. Nothing is charged when you book.

Some days are offered as a request rather than a confirmed booking, and the website tells you which before you pick a time. On a request day no payment is taken at the time of booking, and the time you choose is not held until the office confirms it with you.

Where we book or quote a job for you directly rather than through the website, payment terms are agreed with you at the time and may fall before or after the service.

Carpet cleaning is often confirmed by the office first. A carpet job is priced to the rooms, the storey and the access, and those are things we sometimes need to check with you before the truck is committed to a time slot. Where that applies you will be told at booking: your time is held rather than locked, and the office rings to confirm it, usually the same day. Nothing about the price changes when they call — the figure you were quoted is the figure — and if the job turns out to be different from what was described, we re-quote before any work starts rather than after.

Where a job has been paid for in advance, the refund terms in clause 13 apply to that payment.

A required second treatment for certain pests (clause 8) is a separate service at an additional fee. We never charge for two services up front.

2. Access & authority to treat

By booking, you authorise our licensed technician to enter and treat the property, including when the premises are unoccupied. You agree to give us safe access to every area needing treatment — including the roof void, sub-floor, garage and yard where those form part of the service. If we cannot access the property, or the areas to be treated, a callout fee may apply (clause 13).

3. Where we work, and travel

BFYB services 6 towns: Armidale, Uralla, Black Mountain, Hillgrove, Guyra, Walcha. Travel to your address is already included in the price you are quoted — there is no separate travel line and no call-out fee added at the end.

Because of that, your price is quoted to the address you give us. If the address changes after booking, or the address given turns out not to be the address of the job, the price is re-quoted before we attend. Properties outside the towns listed above are quoted individually — send us the details and we will price it.

4. Preparing your property

Treatment works when it reaches the places pests actually live, so we will ask you to prepare the property before we arrive — clearing access to skirting boards, bench and cupboard edges, sub-floor and roof access, and the areas to be treated. Carpet cleaning has its own preparation, set out in clause 10.

You agree to complete the preparation advised at booking. Your warranty depends on the property being properly prepared, and on it being kept in the condition it was treated in (clauses 7 and 11).

5. Safety

At booking you will tell us about pets, children, fish tanks or aquariums, and any allergies or sensitive persons at the property, so we can treat safely. You agree to:

  • keep people and pets off treated surfaces until they are dry;
  • cover, or tell us about, fish tanks, aquariums and pet enclosures;
  • follow the aftercare advice given on the day.

6. What your pest treatment covers

BFYB prices each treatment separately rather than bundling them, so what you are covered for is exactly what you booked and nothing more:

  • Spider Spray — Internal treats the inside of the house: skirtings, corners, cornices, window frames, wardrobes, cavities and the roof void where accessible.
  • Spider Spray — External treats the outside: eaves, window and door frames, the attached garage, fence lines, and harbourage such as garden beds, rockeries, retaining walls and mulch.
  • Specific pest treatments — cockroaches, ants, rodents, fleas and ticks, bed bugs — cover that pest only.

Inside and outside are separate jobs at separate prices. Booking one does not cover the other, and most customers who want the house done properly book both on the same visit.

Spiders — important. A spray controls webbing spiders that live on or cross treated surfaces. It does not control funnel-web, white-tailed, huntsman or other ground-dwelling and wandering spiders, which live in soil or wander in from outside and do not reliably contact a treated surface. Funnel-webs are present in the New England and they are dangerous — no treatment makes a property “funnel-web safe”, and a spider that has wandered in from a paddock or a neighbouring block is not a treatment failure.

7. The first 4 weeks, and your warranty

It is normal to see activity, and live or half-dead pests, for up to 4 weeks after a treatment (fleas 4–8 weeks) as they keep contacting the treated surfaces and die off. That is the treatment working, not failing, so we do not carry out a return visit inside the first 4 weeks.

Pest treatments carry a 6-month warranty from the date of service. If a covered pest is still a problem after the first 4 weeks and within your warranty period, we come back and re-treat.

We do not sell a 12-month warranty. The products we use are registered with a residual life of around three months, and in this climate a treatment is genuinely fading by six or seven. A twelve-month warranty would be a promise about a treatment that has already worn off. Instead, at 6 months we remind you and offer the same service at 20% off, or 30% off for an outside-only re-spray. Two treatments a year is what year-round protection actually is. There is no obligation, and declining costs you nothing.

(a) When your warranty ends. It runs 6 months from the date of service and then lapses. It is not extended by booking the next service, and it does not carry over.

(b) Making a claim. Send us two photos — the affected area, and the pest itself. We book the recall once we have seen them confirming a covered pest is still active. A warranty recall is a spot re-treatment of the affected area, not a full re-service.

(c) What it covers. Targeted re-treatment of the specific pest treated, while the property is kept in the condition it was treated in. It does not cover new infestations, pests not listed as treated, pests entering from neighbouring or untreated areas, or activity caused by new conducive conditions — rubbish, food access, moisture, renovations.

(d) A recall does not extend your warranty. Your warranty runs from the date of the original service and ends on its original expiry date, however many recall visits are made inside it.

(e) Do not wash the treatment off. Treated surfaces must not be washed, hosed, mopped or pressure washed, and windows, frames and sills must not be cleaned, for at least 14 days after the service. Where treated surfaces have been washed down the treatment is gone, and no warranty applies to those areas. If the house is being pressure washed or the windows done, book it for before our visit — at least 24 hours before — not after.

8. Second visits

Some pests cannot be cleared in a single treatment. A heavy cockroach infestation usually needs a second treatment once the egg cases hatch; rodents need a follow-up visit a few weeks later to finish the job; active fleas take two treatments to break the breeding cycle. In each case the second visit is a separate booking at an additional fee, and your warranty for that pest begins once the recommended treatment is complete. If the recommended second visit is declined, we are unable to provide a warranty for that pest.

These are not the 6-month re-service cycle in clause 7. They do not fail because a spray wore off — they need a clearing pair of treatments.

Fleas — the pet must be treated. Fleas arrive and re-arrive on the animal, and pupae lie dormant in carpet and bedding for weeks before hatching. Your flea warranty applies only where every pet on the property is kept under a vet-recommended flea treatment. Without that the property is simply re-seeded, and nothing we apply will hold.

9. Services with limited or no warranty

  • Bed bugs — the $309 price is the inspection. Treatment is quoted from what we find and runs as a multi-visit program, each visit a separate fee. No standing warranty.
  • Ticks — ticks reinfest from wildlife, pets and neighbouring bush, so cover is limited rather than a standing warranty.
  • Termite treatments — covered by separate terms and, where applicable, a product warranty that requires annual inspections to stay valid.
  • Inspections carry no treatment warranty. A timber pest inspection ($395) is a visual, non-invasive inspection of accessible areas at a point in time, reported to AS 3660. Nothing is treated, so there is nothing to warrant, and an inspection is not a guarantee that a property is free of timber pests or that none will appear later. What it does carry is our obligation under the Australian Consumer Law to perform it with due care and skill — a guarantee that cannot be excluded.

10. Carpet & upholstery cleaning

Carpet is cleaned by hot water extraction, the method carpet manufacturers specify, with high-velocity drying fans on every job. Upholstery is priced at $97 per seating position — a three-seater is three, an armchair or ottoman is one — and the method is matched to the fabric on the day.

Minimum callout. Our minimum carpet callout is $289. That covers the truck, the technician and the drive. Smaller jobs are welcome; they come in at the minimum.

What we move. The technician moves furniture that is safe for one person to move. Beds, wardrobes, pianos, and anything needing two people or dismantling are not moved, and the carpet beneath them is not cleaned. Please clear what you can before we arrive.

Double storey. Where a property is two storeys, the staircase and upstairs access are added to the quote for you ($undefined). Room prices are quoted against the room sizes listed at booking; a room larger than the size quoted is priced up rather than squeezed in.

Stains versus damage. Most stains lift. Some will not — dye, bleach, rust, sun fade and old pet stains that have reached the backing are permanent damage to the fibre rather than dirt sitting on it, and no amount of cleaning removes them. Your technician will tell you which is which before starting, not after. Where we have said a stain will lift and it has not, call us within 7 days and we will come back.

Carpet and upholstery do not carry a pest-style warranty period; what they carry is the 7-day recall above, and our obligation under the Australian Consumer Law to perform the work with due care and skill.

11. End-of-lease and bond cleans

We clean to a professional standard and provide an invoice describing the work, which is what most agents ask for. We cannot guarantee any particular agent or landlord will accept it, or that a bond will be returned — that decision is not ours to make. Where a flea treatment is required by the tenancy agreement it is a separate service, and it is cheaper booked alongside the carpet clean.

12. Flood & water damage restoration

Initial inspection and assessment is $182 — thermal imaging, moisture readings and a scope of works emailed within 24 hours. Extraction starts at $289 for one technician, $409 for two. Drying equipment, labour and materials are quoted from the scope.

What we do: emergency extraction, structural drying with monitored equipment, thermal imaging and moisture readings, and a written scope of works your insurer can act on.

What we do not do: run your insurance claim. We document the damage and give you the report; the claim is between you and your insurer. We also do not carry out the rebuild — replacing plaster, carpet or cabinetry is a builder's work. Mould remediation beyond drying is quoted separately if it is found.

13. Cancellations, rescheduling & weather

Every visit involves travel and a booked time slot, so a charge applies where a visit is wasted or changed late through no fault of ours. It does not apply when we reschedule. It covers any of the following:

  • we cannot complete the service because access is refused, the property is not prepared, or we are sent away on arrival;
  • you ask us to return later the same day or another day — a second trip;
  • you cancel or reschedule within 48 hours of the appointment.

Pest control and termite work: a flat $110 fee, however late the change and whatever the reason.

Carpet and upholstery cleaning: 50% of the booking value inside 48 hours, and 100% inside 24 hours. A carpet job takes a half or full day and the gear is loaded for it, so a late cancellation costs us the day rather than a trip.

Either way it is charged once per appointment — you are never charged both a cancellation fee and a wasted-visit fee for the same booking. Please give us at least 48 hours notice to cancel or reschedule. Where a job has been paid for in advance, a cancellation with 48+ hours notice is refunded in full; a cancellation inside 48 hours is refunded less the charge above; and a reschedule inside 48 hours carries your payment over to the new appointment with that charge added.

Weather — our decision. Some treatments, especially external spraying, cannot be carried out safely or effectively in rain, high wind or on wet ground, and that is not always obvious on a fine-looking day. Only BFYB decides whether conditions require a reschedule. A customer cannot claim a free reschedule on weather grounds; if you cancel or reschedule within 48 hours the charge above applies regardless of the weather. When we make the call there is no charge, any payment carries over in full, and where practical we complete the internal treatment and rebook the external portion.

Rain after treatment. External treatments are applied only when conditions allow the product to dry. Once dry it is bound to the surface and rain does not wash it off. Rain falling after the treatment has dried does not affect it and is not grounds for a re-treatment.

14. When a warranty may not be provided

If, on arrival, the property is not adequately prepared, hygiene is inadequate for the treatment to work, or there are excessive conducive conditions such as rubbish or clutter, we may provide a limited warranty or none for that service. Where that happens the technician records the reason and photographs the condition of the property. The treatment still proceeds and is charged, and we are happy to provide a warranty on a return visit once the issue is addressed.

15. Our service

Our technicians are licensed and insured, and every treatment is carried out with due care and skill using products applied in line with their label directions. Where a genuine defect in our service occurs, we will make it right. Nothing in these terms excludes, restricts or modifies any consumer guarantee, right or remedy you have under the Australian Consumer Law.

16. Communications & marketing

We will contact you about your booking and your job — confirmations, reminders, reports and any warranty matters — by email, SMS or phone. That is part of delivering the service and applies to every booking.

Marketing is separate and only ever with your express consent: occasional offers and updates go only to customers who opted in. Every marketing email carries a one-click unsubscribe, and you can opt out any time by emailing admin@bangforyabuck.com.au. Opting out never affects messages about a job you have booked.
