Why there is no price list on this page
Quick answer: Commercial work, quoted properly with BFYB is quoted for your property, with the price agreed up front and no hidden fees. We've served Armidale and the New England for over 15 years.
Every other page on this site publishes its prices, because a three-bedroom house is a three-bedroom house. A commercial site is not. Floor area, access, how much can be moved, what hours we can be on site and how often you need us all move the number, and no rate card survives contact with that.
So commercial is quoted to the site. We come and look, you get it in writing, and the figure does not move afterwards — the same promise as everywhere else here, arrived at a different way.
If you want a rough idea before that, call and describe the place. We will give you a range on the phone and tell you honestly what would change it.

Put the site on a cycle — monthly, quarterly, annually — or call us when something turns up. Both are normal and neither is a lock-in.
Carpet & floors
Offices, common areas, hallways and tenancies, cleaned with the truckmount so nothing is plugged into your power and the dirty water leaves with us.
Water damage, 24/7
Burst pipes and storm water do not wait for Monday. We answer around the clock and start extraction and drying the same day.
The paperwork you are asked for
Certificate of currency, written service reports for your records, and pest logbooks for food premises — the things a council inspector or an auditor asks to see.

Can you work outside business hours?
Yes, and most of our commercial work is. Evenings, weekends and before opening are all normal for us — it keeps us out of your way and it is usually what the site needs anyway. Say so when you enquire and we will quote it that way.
Do you offer ongoing servicing, or just one-off visits?
Both. Plenty of sites are on a cycle — monthly, quarterly or annually depending on the risk — and plenty of others just call when something turns up. Neither is a lock-in contract.
Can you provide a certificate of currency?
Yes. We are fully licensed and insured and can send our certificate of currency before we attend, which most agencies and schools will ask for.
Do you provide service reports and a pest logbook?
Yes. Written reports per visit for your records, and a pest control logbook for food premises — the bound record a council inspector asks to see at a cafe, pub, bakery or commercial kitchen.
Do you cover the smaller towns as well as Armidale?
We do — Uralla, Guyra, Walcha, Hillgrove and Black Mountain are regular runs, not special trips. Travel is in the quote up front.
